NOTICE:The Common Level Ratio (CLR)

Effective July 1, 2009 - the Common Level Ratio (CLR) factor for Lehigh County for documents accepted for recording from July 1, 2009 to June 30, 2010 is 3.50.

NOTICE: RECORDING MAPS 

Effective December 1, 2008, all maps (condominium, development, mining, railroad, state highway or subdivision) submitted for recording shall be no more than thirty-six (36) inches in width.

NOTICE: DEED OF DEDICATION FEE INCREASE

Effective December 1, 2008, the fee to record a Deed of Dedication shall be $28.50. We are required to add the $10.00 JCS/Access to Justice fee to previous fee of $18.50 for a new fee of $28.50.

NOTICE: LOCAL REALTY TRANSFER TAX

Effective December 1, 2008, the Local Realty Transfer Tax will be calculated as exactly 1% of the consideration amount. The amount of the tax will neither be rounded up nor down.

RECORDING STATEMENTS OF VALUE

Please be advised, effective May 1, 2008, the Lehigh County Recorder of Deeds Division will record the Statement of Value as part of the document and will include it as the last page of the deed, easement, etc. The standard recording fee will apply. If the document is more than four (4) pages, there will be a two dollar ($2.00) fee for each additional page.

We will continue to require that two (2) copies of the Statement of Value be filed with the document, one (1) copy will be recorded with document and one (1) copy will be sent to the Department of Revenue.

MORTGAGE SATISFACTION ACT 2002-197

The Lehigh County Clerk of Judicial Records, Recorder of Deeds Division elects to no longer require the Recording Validation Procedure under Mortgage Satisfaction Act 2002-197.

Effective May 1, 2008, Satisfaction pieces need not be accompanied by the original mortgage instrument or copy thereof, certified or otherwise, when presented for recording. A Validation Fee will not be charged.

NOTICE TO COUNTY RESIDENTS

The Lehigh County Recorder of Deeds office has received a number of calls from residents in regard to a letter received from National Deed Service Inc. offering to provide them with a certified copy of the deed to their home for fifty-nine dollars and fifty cents ($59.50). Please be informed that the residents of Lehigh County can obtain a copy of their deed for twenty-five cents ($.25) a page, plus one dollar and fifty cents ($1.50) for the certification if they come into the Recorder of deeds office in Allentown at 17 S. Seventh Street, 3rd Floor, Room 350. They also may request a copy of their deed via mail for a dollar ($1.00) a page plus one dollar and fifty cents $1.50) for the certification by calling the Recorder of Deeds office at 610-782-3162 to make the arrangement. This would be a substantial savings over what the National Deed Service Inc is charging, since a majority of deeds are only four (4) pages
